Is an EICR a legal requirement when selling?
Not for selling your own home. Landlords are legally required to hold a satisfactory EICR, but a seller isn't. Many buyers and solicitors now ask about electrical condition anyway, so a recent report is a genuine help.
How long is an EICR valid for?
For an owner-occupied home the usual guide is every ten years, sooner for older installations or when buying or selling. Rented homes need one at least every five years. A report from the last few years will reassure a buyer.
